For Families: Helping a Loved One

You're worried about a family member facing foreclosure. Here's how to help — without making things harder.

What to Ask the Homeowner

Start with these questions. Listen more than you talk.

  • "Can you tell me what's been happening with the house?"
  • "Do you know what stage of foreclosure you're in?"
  • "Has there been a sale date set?"
  • "What kind of help would be most useful to you right now?"
  • "Have you talked to anyone about options — a counselor, attorney?"

Documents to Help Gather

If they'll let you, help collect these documents:

Mortgage statement
Default/late notices
Court documents (if any)
Tax returns (last 2 years)
Pay stubs / income proof
Home insurance policy

How to Support Without Escalating Stress

Listen first

Don't jump to solutions. Let them tell their story.

Don't judge

This is already stressful. Your love is what's needed.

Offer specific help

"I can help you make calls" is better than "Let me know if you need anything."

Respect their choices

Ultimately, it's their decision. Support them either way.
